1. Who we are

ProperNotice ("we", "us") is operated by Joshua Hughes, a sole trader based at Navigation View, Deeside, CH52RR, United Kingdom. You can contact us at hello@propernotice.co.uk.

2. What ProperNotice is — and is not

ProperNotice is a self-service tool that helps you complete the government's prescribed Form 4A (a landlord's notice proposing a new rent under section 13 of the Housing Act 1988), and produces a covering letter, a tenant summary and a certificate of service from information you enter.

ProperNotice is not a law firm and does not provide legal advice or any reserved legal activity. It does not check whether Form 4A is the correct notice for your tenancy, whether your tenancy is an assured tenancy, or whether a rent increase is appropriate. The statutory-date checks are provided as a convenience and may not cover every circumstance. You are responsible for checking the completed documents, confirming the current prescribed form on GOV.UK, and deciding whether and how to serve any notice. If you are unsure, seek advice from a solicitor, Citizens Advice or Shelter.

3. England only

The tool is for tenancies of property in England. It is not suitable for Wales, Scotland or Northern Ireland.

4. Price and payment

The single notice pack costs £14.99 (one-off). Payment is processed by Stripe; we do not store your card details. On successful payment the watermark is removed and you can download or print the pack.

5. Your right to cancel, and refunds

The pack is digital content supplied on demand. When you tick the consent box at checkout, you ask us to supply it immediately and you acknowledge that you will lose your statutory 14-day right to cancel once the pack is unlocked. After unlocking, the purchase is non-refundable.

If you were charged but did not receive the pack, or the pack has an obvious defect caused by us, contact hello@propernotice.co.uk within 30 days and we will re-issue it or refund you. Nothing in these terms affects your rights under the Consumer Rights Act 2015.

6. Acceptable use

Use ProperNotice only to prepare notices for tenancies you are entitled to act on. Do not misrepresent the documents as being produced or approved by GOV.UK, MHCLG or any court or tribunal.

7. Liability

We provide the tool with reasonable care and skill. To the extent permitted by law, we are not liable for losses arising from: your use of a completed document; an invalid or defective notice; a rent increase being delayed or refused; changes to the law or the prescribed form after your purchase; or your failure to check the documents before serving them. We do not exclude liability for death or personal injury caused by negligence, for fraud, or for anything that cannot lawfully be excluded. Our total liability to you for any claim is limited to the amount you paid for the pack.

8. Changes

We may update these terms and the tool. The version that applies to your purchase is the one shown at the time you paid.

9. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
